Ever since Britain emerged from the most recent recession, the east midlands region has constantly been top of the regional economic growth lists for areas outside of London.
The economy in the East Midlands is worth around £95 billion a year, and its towns and cities continually deliver remarkable success stories. Leicestershire and Rutland, along with North Northamptonshire, have been named as the region’s fastest-growing areas.
East Midlands Is Best for Business
Leicester and the East Midlands are home to some of the best-performing businesses in the UK, and the region offers multiple opportunities for people seeking work or for those looking to set up their own business in an area with a thriving economy.
A recent survey, for example, revealed that the East Midlands is the country’s most popular area for logistics and industrial companies.
The study looked at companies which have relocated over the last year and found that the East Midlands accounted for over a quarter (26 per cent) of all large site lettings in England, Scotland and Wales during the first six months of this year.
The area amassed the UK’s largest percentage, followed by the South West of England, which accounted for 25 per cent of the three countries’ large site lettings.
The study’s researchers looked at demand for new industrial space categorized as Grade A and within units of at least 100,000 sq ft. This is seen as a bellwether within the distribution sector.
Recent major deals in the East Midlands involved companies such as Amazon, The Range and BMP Paribas REIM.
Retailers are driving the demand for space in the East Midlands, with new fulfilment centres being opened and distribution facilities being consolidated into larger centres as companies seek to increase productivity.
There is also a strengthening in demand for space that its ‘built to suit’, particularly amongst online retailers with very specific requirements.
There are also a large number of what are known as speculative developments being created in the East Midlands at the moment. There are 23 of these ‘big box’ projects relating to industrial and large storage sites taking place around the country, and nine of these can be found in the East Midlands.
The East Midlands appeals to businesses as a result of many of the attributes that make Leicester and the region as a whole a great place to live as well as work.
Being in the middle of Britain has numerous advantages, and the region’s location and excellent infrastructure links are a major draw for both residential property and business buyers and tenants.
