Focus on New Parks Property

The Leicester suburb of New Parks offers excellent value for money if you are looking for a property to buy in an area offering lots of amenities and easy access to the city centre.

The New Parks electoral ward is home to around 18,000 people, and the residential suburb is popular with a wide variety of different people looking to get the most out of their house-buying budget.

Where Is New Parks?

New Parks is conveniently located to the west of Leicester. It is near to the Leicestershire border and is close to Glenfield village. It is home to a good selection of local shops, along with the popular New Parks Leisure Centre. The Leisure Centre offers convenient access to a range of facilities, including two swimming pools, five squash courts and a full programme of activities and classes.

The area is also home to the New Parks Centre Library, a £1.5 million facility which opened in 2010 thanks to funding from Leicester City Council and the Big Lottery Fund.

Local residents can also make use of the New Parks Community Centre, which offers a home for a variety of social activities, events and classes. There are also rooms available for hire.

If you are looking for educational opportunities, there is no shortage within easy reach of the New Parks area. These include Braunstone Frith Primary, Forest Lodge Community Primary, Inglehurst Junior, Stokes Wood and Parks Primary School. There is also the New College Leicester secondary school in Glenfield Road.

Housing Choices

There is a lot of choice when it comes to New Parks properties, including terraced, semi-detached and detached houses. According to the latest Right Move figures, most of the sales of New Parks homes over the past 12 months were semi-detached houses. The average property of this type sold for £134,758.

Terraced properties in the New Parks area of Leicester, meanwhile, were sold for £119,152 on average, and detached properties in the suburb fetched an average of £239,500.

Overall, sold prices in the New Parks area in the last year had not changed much compared to the year before and were eight per cent above the £120,781 level seen in 2010.

These figures demonstrate the continuing good value on offer if you choose to buy property in New Parks, Leicester. This is highlighted further when you consider that the area’s overall average property price of £130,000 in the last year was considerably cheaper than Leicester city, which saw an average sale price of £189,601, according to RightMove figures. It also offered a lower-budget option compared to Groby with its £217,643 average and Glenfield, where the average property fetched £204,233.
