Figures show that during 2014 average rental prices in Leicester rose to £611, compared to an average price of £421 in 2013. This growth of almost 50 per cent put the city way out in the lead when it came to assessing the growth of the rental market in 2014. Next in the list was Southall, but its growth rate was just 38 per cent – a whopping seven per cent less than Leicester. Here the average rental price increased to £955.

The rental index also revealed that London, unsurprisingly, is still Britain’s most expensive city when it comes to renting property. The average rental price reached £1,418 last year, but this only signified a 12 per cent increase on 2013.

It was not good news for the rental market in all areas of the UK in 2014. In Colchester in Essex, the average rental price fell by almost 25 per cent to reach a low of £539, although the British average rose by 6.6 per cent to reach £867.

Speaking of the data revealed in the index, the chief executive of Barbon Insurance Group, Martin Totty, said that demand for property to rent was still going up, and he said that he expected this trend to continue in 2015. He added that this would result in continued rental-price growth throughout the UK, helped by a rise in real incomes.
